West Hillhurst Land-use Redesignation
k5 proposes to redesignate the parcels 526 & 530 19 Street NW from R-C2 (Residential - Contextual One/Two Dwelling District) to M-U1 f2.0 H13 (Division 2: Mixed Use - General District).
The land owner wishes to utilize the lot to build a 3 storey building with residential units above and commercial space at grade. 530 19 Street NW is a corner lot, and 526 19 Street is next to it, both located along 6 Avenue and 19 Street NW- with existing single dwellings currently built on them. Parking is currently provided via driveway with direct access in from 6 Avenue out to 19 Street NW. In the neighborhood context is a healthy mix of low-density housing reaching the end of their life cycle as well as newer low-density residential housing and mixed-use development, and commercial developments along 19 Street NW.
Fundamentally, this is about the future development for the West Hillhurst community. Current designations within the community are mixtures of R-1, R-C2, S-R, C-N1, DC, M-U1 zonings and more. The subject parcels are well situated along. While M-U1 allows for higher density than the current designation, the rules of the district ensure that development is compatible with current and future low-medium density residential developments.
The proposed re-designate meet the goals of the City of Calgary's Municipal Development Plan (MDP). This policy generally encourages a more diverse housing type in established and central Calgary communities, more efficient use of in-place infrastructure, and more compact build forms in locations with direct access to transit, goods and services, schools, communal amenities and more while still maintaining a sense of interconnection and community.
