The Housing - Grade-Oriented (H-GO) district allows for diverse and flexible housing developments within inner-city communities, an efficient use of existing infrastructure and nearby amenities by providing new housing in established communities. Some influential factors include the site's location on/near a main street with a rear lane for vehicle access, its proximity to public transit, schools, and parks. Key H-GO district characteristics include:

  • Up to 5 units with secondary suites

  • Maximum building height of 12.0m

  • 0.5 parking stalls per unit and suite

  • Maximum parcel coverage of 60.0%

  • Maximum floor area ratio (FAR) of 1.5

  • Close proximity to a transit network/BRT station/LRT platform

  • Must be located in a Neighbourhood Connector or Neighbourhood Flex urban form category

  • The subject site is situated in a Neighbourhood Connector area along 37 Street SW; a main street with BRT transit access. The surroundings mainly consist of low-density residential housing from the 1950’s, and mixed developments of townhouses, apartments, and commercial use. We believe this is an ideal site for the H-GO district, aligning with both the City’s Municipal Development Plan (MDP) and the Westbrook Communities LAP.
